Important Information for Tenants
RENT
All monthly rents quoted are based on a minimum tenancy term of 6 months. Upon signing the Tenancy Agreement, tenants are required to pay both the deposit and the first month’s rent.
REFERENCES
Prospective tenants will need to provide bank and employment details for reference checks. If required, previous landlords may also be contacted to provide a reference.
DEPOSIT
A security deposit equal to five weeks’ rent is required for each property. This deposit is refundable at the end of the tenancy, provided the property is returned in a clean and satisfactory condition. Please note, the deposit cannot be used to cover rent payments under any circumstances.
INSURANCE
It is the tenant’s responsibility to insure any personal belongings brought into the property.
Unless otherwise stated, tenants are responsible for the payment of utilities, including water rates or metered water supply, and Council Tax. Additionally, tenants are responsible for maintaining fuses, light bulbs, and the batteries for CO2 and smoke alarms.
Repairs & Maintenance
Electrical Issues
- For a loss of power, please check all fuses and circuit breakers, including those in plugs. If the issue persists, contact your energy supplier, as it may be related to a local power cut.
- For issues with large domestic appliances (e.g., cooker, washing machine), refer to the instruction manual first. If the manual is unavailable, contact your local office for a replacement. If the issue remains unresolved, contact our office with the appliance's make, model, serial number, and a description of the fault.
Water Issues
- In the event of a water leak, turn off the mains supply or isolation valve immediately before contacting our office or an approved contractor. If you use a third-party contractor, inform our office as soon as possible.
- For a loss of water supply, contact Yorkshire Water directly.
Gas Issues
- If you smell gas, turn off the supply at the meter and contact the National Gas Emergency Service immediately on **0800 111 999**. Once the leak is located, notify our office to arrange the necessary repairs.
Emergencies
If you experience an emergency and the office is closed, you are authorized to instruct your own emergency contractor. Please contact our office by phone and email as soon as we reopen, providing details and photographic evidence of the issue both before and after the repair.
Emergencies include:
- Uncontrollable leaks requiring the water supply to be turned off.
- Total loss of power (ensure fuse boards and trip switches are checked first, and unplug all appliances before resetting).
- No heating or hot water (ensure you have checked and topped up the boiler pressure).
- A complete lock failure on the main door, leaving the property unsecured.
- A blocked or non-flushing toilet (if it is the only toilet in the property).
If you instruct a contractor for an issue that is not deemed an emergency, the landlord may not cover the costs. Please retain all invoices and receipts for reimbursement purposes.
