At Mike Dobson Lettings, we offer two types of letting services to suit your requirements:
Fully managed service:
Our Fully Managed Service takes the stress out of renting your property, as we handle all aspects of property management and financial administration on your behalf. This comprehensive service includes:
- Marketing your property through Rightmove.co.uk
- Erecting a "To Let" board at your property
- Accompanied viewings with prospective tenants
- A thorough tenant vetting process, using RIGHTMOVE
- Preparing a detailed inventory prior to letting
- Taking utility meter readings
- Collecting rent and transferring it to you via BACS, less fees and any incurred expenses
- Providing monthly statements, either by email or post
- Holding and securing the tenant's deposit in accordance with the Tenancy Deposit Scheme
- Reporting on your property, coordinating minor repairs within an agreed limit, and settling invoices from rent payments
- Notifying you when the tenancy is nearing its end and seeking instructions for re-letting
- Conducting a full property inspection at the end of the tenancy
- Monitoring rent payments and alerting you if tenants fall behind or breach the tenancy agreement
Let Only Service:
Our Let Only Service includes full marketing of your property and handling all aspects outlined in points 1-6 above. We will find and fully vet suitable tenants, with the ongoing management of the tenancy being handled by you.
